‘Specialty’ Grocery Store Part of Kincora Plans

At 60,000 square feet, the store would be roughly half the size of a Giant or Safeway store, said John McGranahan, an attorney for the developers. He also said the store would cater to workers and residents of Kincora’s 1,400 homes, but likely would not be a place where residents do the bulk of their shopping.

In the grocery business, “specialty” often refers to stores that sell items not found in traditional grocers or to smaller stores, like Whole Foods or Trader Joe's, both of which do not have locations in Loudoun.

"They are certainly on our list," said Michael Scott, one of Kincora's developers, adding that his brokers are speaking with several potential tenants.

While a 5,500-seat ballpark has already been approved for Kincora, the Board of Supervisors is currently reviewing a rezoning request that would also bring the homes as well as 4.5 million square feet of commercial space.

Wow, is the Kincora project still going forward? I had forgotten all about it. I hope it does, along with Loudoun1, but the economic times may make it tough for both of them to succeed.

1400 homes on 7 and 28 intersection will bring Loudoun to a complete gridlock. Every evening 28 North from the Toll Road to Waxpool Rd is already a parking lot. Add an additional 2800 cars and we will have an extended parking lot all the way to Rt 7. Kincora's stand that offices need residences does not cut any ice as Loudoun 1 is already approved and has a huge number of residences. Those can cater to the offices that Kincora is building.

Rt 7 by itself is such a mess. This project, if there are going to be residences, should not move forward.

Watch and see ... it'll be another Harris Teeter or Giant (what would that make it 12 in a 4 mile radius?) ...

Kincora project will just add another traffic light to replace the one that was just eliminated with a billion dollar bridge.
